Two of the homes that sold in January were short sales. Of the 22 homes for sale, only one is a short sale, and there are no bank-owned properties. This is a fantastic sign. Of the 8 properties under contract, 6 are short sales. Buyers are willing to wait out the short sale process in Baldwin Park.
For buyers who are on the fence about buying, it is safe to say Baldwin Park is consistent. No surprises this month…inventory is remaining stable as well as new listings and properties under contract!
There was one sale in Baldwin park in October. However, there are currently 11 homes under contract. More than half of them are short sales and bank-owned properties (distressed) so the closing date is uncertain. This could explain the low number of closings last month.
New listings coming on the market remains stable, but is the second lowest month since April.
In September only 5 new single family homes came on the market in Baldwin Park. This is the lowest number since April when I started tracking the data. Lets see what happens next month to see if there is going to be a shortage of homes for sale which might drive up demand and prices.
Six houses sold (see the homes below the graph below). The ”low sale” price has increased and also the average sold price. The sold price to list price ratio is the highest it has been in several months showing that homes are selling if they are priced right.
Baldwin Park has it’s share of distressed homes including short sales and bank-owned proeprties. Of the six sales last month, two were short sales.
