While there were no sales in February, don’t let that mislead you. Of the 21 homes currently for sale, only one is a short sale. Of the 19 properties under contract, (which is at a high), 11 are short sales. This is one reason there were no closed sales last month – short sales can take several months to get approved and then close.

The number of new listings on the market last month is at a high. Right now sellers are not waiting any longer to sell and buyers are there writing contracts on properties.  We are starting to see properties sell in just a few days.

Two of the homes that sold in January were short sales.  Of the 22 homes for sale, only one is a short sale, and there are no bank-owned properties.  This is a fantastic sign.  Of the 8 properties under contract, 6 are short sales.  Buyers are willing to wait out the short sale process in Baldwin Park.

Baldwin Park Real Estate Report December 2011

 In December the lowest number of new listings came on the market – only 4.  Also the current inventory is lower.  This means less competition among home sellers and more competition among home buyers.  Values remain consistent.

Of the 19 homes for sale, only 1 is a short sale.  The rest are “regular” or conventional sales.   The five December sales consisted of three  ”regular” sales, one bank-owned and one short sale.  Hopefully we will start seeing some consistency in the decline of distressed properties in Baldwin Park.

Baldwin Park Real Estate Report October 2011

There was one sale in Baldwin park in October.  However, there are currently 11 homes under contract.  More than half of them are short sales and bank-owned properties (distressed) so the closing date is uncertain.  This could explain the low number of closings last month.

New listings coming on the market remains stable, but is the second lowest month since April.

Halloween Tips from the Orlando Police DepartmentJust a friendly reminder to review with your family this list of Halloween Safety Tips created by the Orlando Police Department to encourage safety on this busy night. While this holiday provides family and community camaraderie, it is also a time when we all need to be extra cautious.

  • Know your children’s route and take a flashlight.
  • Be sure costumes, shoes, and treat bags don’t pose any risks or hazards.
  • Remind kids not to enter strangers’ homes or cars.
  • Be sure to inspect all treats before allowing kids to eat them.
  • Remember drivers have a hard time seeing people, especially at dusk.
  • Never cross the street between parked cars.
  • Watch open flames from jack-o-lanterns as they can catch costumes and long wigs on fire.
  • Make sure that fake knives and swords are made from cardboard or other flexible materials to avoid accidental injury or worse having them mistaken for the real thing!
  • Turn on your porch light and move lit jack-o-lanterns off the porch where kids get bunched up when trick-or-treating in groups and remove objects from your yard that might present a hazard.
  • Keep in mind the effect that all of the visitors might have on your family pets and keep them away from the front door if they seem overwhelmed.    
  • Report any suspicious or criminal activity to the police (non-emergency number, 321-235-5300).

Baldwin Park Real Estate Report

 In September only 5 new single family homes came on the market in Baldwin Park. This is the lowest number since April when I started tracking the data.  Lets see what happens next month to see if there is going to be a shortage of homes for sale which might drive up demand and prices.

Six houses sold (see the homes below the graph below).  The ”low sale” price has increased and also the average sold price.  The sold price to list price ratio is the highest it has been in several months showing that homes are selling if they are priced right.

Baldwin Park has it’s share of distressed homes including short sales and bank-owned proeprties. Of the six sales last month, two were short sales.

Baldwin Park – Real Estate Report August 2011

Even with 6 out of the 8 sales last month in Baldwin Park being either a short sale or bank-owned property, the average sales price increased in August.  You can see that the number of closed sales is also consistent, and August boasted the highest single sales price in 5 months!

With the large variety of properties available, in both size and price, you can see home buyers are choosing Baldwin Park to call home!
