 The two sales in December were both distressed properties.  The home that sold for $216,000 was a short sale property located on a lake.  The $144,000 sale was a pool home that was bank owned.

There are currently 12 homes under contract in Audubon Park.   10 of them are short sales.

Inventory is VERY LOW in Audubon Park right now.  There are only 3 homes for sale in our neighborhood and 2 of them are short sales.  If you have a home to sell in Audubon Park this would be a great time since you will have very little competition from other home sellers.

Halloween Tips from the Orlando Police DepartmentJust a friendly reminder to review with your family this list of Halloween Safety Tips created by the Orlando Police Department to encourage safety on this busy night. While this holiday provides family and community camaraderie, it is also a time when we all need to be extra cautious.

  • Know your children’s route and take a flashlight.
  • Be sure costumes, shoes, and treat bags don’t pose any risks or hazards.
  • Remind kids not to enter strangers’ homes or cars.
  • Be sure to inspect all treats before allowing kids to eat them.
  • Remember drivers have a hard time seeing people, especially at dusk.
  • Never cross the street between parked cars.
  • Watch open flames from jack-o-lanterns as they can catch costumes and long wigs on fire.
  • Make sure that fake knives and swords are made from cardboard or other flexible materials to avoid accidental injury or worse having them mistaken for the real thing!
  • Turn on your porch light and move lit jack-o-lanterns off the porch where kids get bunched up when trick-or-treating in groups and remove objects from your yard that might present a hazard.
  • Keep in mind the effect that all of the visitors might have on your family pets and keep them away from the front door if they seem overwhelmed.    
  • Report any suspicious or criminal activity to the police (non-emergency number, 321-235-5300).

Audubon Park Community Garden Grand Opening

More sidewalks coming to Audubon Park

 The City of Orlando, in cooperation with MetroPlan Orlando and the Florida Department of Transportation,Construction in Audubon Park Neighborhood Orlando was successful in securing $4 million in Federal funds that are dedicated to surface transportation. The official Notice to Proceed for the first phase was issued on October 3, 2011. Phase 1 consists of approximately 18 miles of sidewalks and has an-18 month construction duration. The remaining $2 million has been budgeted for a Phase 2 and is scheduled to start construction in the fall of 2013.

In Audubon Park construction will start in November 2011.
