In December the lowest number of new listings came on the market – only 4. Also the current inventory is lower. This means less competition among home sellers and more competition among home buyers. Values remain consistent.
Of the 19 homes for sale, only 1 is a short sale. The rest are “regular” or conventional sales. The five December sales consisted of three ”regular” sales, one bank-owned and one short sale. Hopefully we will start seeing some consistency in the decline of distressed properties in Baldwin Park.
